How we choose firms

Homebound only recommends firms we've vetted against objective criteria. This page exists because UK regulators (SRA, CLC, RICS, FCA) require referral relationships to be transparent - and because we want you to trust who we send you to.

Vetting criteria

• Active regulator registration (SRA, CLC, RICS or FCA) with no open disciplinary action.
• Minimum 50 verified completions in the previous 12 months.
• Average response time under 1 working day, measured monthly via our platform data.
• Complaints rate below industry benchmark, re-checked quarterly.
• Transparent published fees with no undisclosed add-ons.
• Professional indemnity insurance evidence on file.

How we rank firms

On our network and inside your transaction profile, firms are ranked by: (1) regulator standing, (2) average response time, (3) verified customer rating, (4) completion rate. We do not rank by referral fee, and we do not accept paid placement.

Our referral fee - full disclosure

Homebound receives a referral fee from each firm in our network when an instruction completes. Typical ranges:

• Conveyancers: £150–£300 per completed instruction
• Surveyors: £40–£80 per completed survey

The fee is paid by the firm out of their normal margin - it does not affect the price you pay. You can ask any firm to confirm this in writing before instructing.

Your right to choose

You are never required to use a firm we recommend. You can instruct any firm of your choice and still use Homebound to track your transaction. If you'd prefer not to receive recommendations at all, contact hello@gethomebound.co.uk.

Complaints

If a firm we recommended falls short, please raise it via our complaints process. We escalate on your behalf and remove firms that repeatedly fail our standards.
